• Take part in all required site visits and with consultation of designer evaluate site as an development opportunity • Appraisal Identification of Employer's requirements for the development • Apply and obtain Certificate of Urbanism for the Development, and provide the Employer with a clear indication of the limitations and its implications • Obtain legal documentation to enable the project development • To prepare the file to apply and obtain the Building Permit • Assist a Designer to outline specifications for materials and workmanship, components, finishes, furnishings fixtures, equipment • Co-ordinate all visible aspects of the design including colour, texture, statutory and departmental signage and the dimensional co-ordination of all service outlets in conjunction with the Other Consultants • Make and negotiate all necessary applications, give all notices required to be given for building bye-law, building act, building and fire regulations, approvals and all other statutory approvals and consents required for the Project. • With the other Consultants advise on the pre-purchasing of items of plant, materials or goods which are on long delivery periods • with the Other Consultants define the full extent of the design to be undertaken by any Contractor or their sub-contractors • Identification and evaluation of potential contractors and/or specialists for the construction of the project • Obtaining and appraising tenders and submission of recommendations • Letting the building contract, appointing the contractor • Issuing of production information to the contractor • Arranging site handover to the contractor • Visit the Site to monitor satisfactory completion of outstanding items and/or investigate defects notified • Co-ordinate the preparation of a plan for handover of the Project at completion of any relevant phases • Participate in evaluating claims for delay and additional costs made by the Contractors • Agree quality standards with the Contractors and prepare defects and/or snagging lists to be issued to the Contractors with assistance from the Other Consultants when the Contractors advise Works are complete • Commissioning and State Commissioning.

1. Establishes the parameters for the building, areas and any other parameter required to assess the initial feasibility of the development as per the Client instructions 1. Produce the design, interpret and illustrate the development through: a) Placement and Orientation of Development Concept and its environment and constraints b) Areas layouts, areas summaries and general building massing c) Notes for general solutions for structure and installations d) General notes on availability of utilities and capacity to supply development e) Partitioning, façade, areas summary, floor plans showing all internal rooms/spaces and their uses, indicative plant areas and service shafts, principal structural grids and all means of access and egress and indicative furniture layouts f) indicative layouts for ceilings, raised floors, floor ducts and internal partitions g) schedules of materials and finishes together with sample boards h) outline specifications for materials and workmanship, components, finishes, furnishings fixtures, equipment, schedules of areas, room data sheets i) demonstration that the design meets the Project Brief identifying areas of deviation j) Assists in compilation of estimate costs of the investment k) Assists in compilation of project programme 1. Provides support to the Employer at all stages, including compilation of the project information, assumptions and calculations as per Employer requires at any stage 1.
